Whether this be for relatives who require support or may do in the future, grandparents who want to be closer to grandchildren or young adults who need their own space and cannot afford the current property market. There are so many scenarios where the annexe can be the solution, the annexe provides independence with the safety and security of loved ones nearby.

Financial Benefit

Your bespoke annexe will of course add value to your property, and it will target an additional market of potential buyers as and when the time arises. If the annexe is being used for elderly relatives it will eradicate the care home fees, which are on average £1,100 per week. Building an annexe does require an investment upfront but overtime this will be offset by the increase in the overall property value and saving in care home fees.

1. Choose your Roof Shape

We offer two styles of roof with the Annexe; The Apex and The Pent. Find out more about these two roof options here

2. Doors, Windows & Walls

You can choose the quantity, style, colour, and positioning of all windows and doors.

We offer both Aluminium and uPVC doors and windows, in variety of sizes, styles and colours available.

3. Pick External Cladding

We offer a wide range of cladding options that include thermowood, composite and
cedral cladding. Composite and cedral cladding is available in a varity of colours.

4. Finalise Internal Finish

We can advise on what works with the space available, or you can choose your own layout. This allows you to create the perfect home, exactly how you would like it.

5. Electrical & Finishing Touches

Electrics is more of an essential than a finishing touch but we work with you to design an electrical plan that works for your lifestyle and exactly how you plan to use your space whether it's for a kitchen, shower room or anything else. Beyond this, We are on hand to assist as much as possible, including internal decoration, carpentry work, and decking.

Upgrade your Electrical Options

External Electrical Connection

Our partnered electrician would be happy to provide you with a quote to connect the Annexe to your mains supply, or we can leave you to arrange this independently, if preferred. However, this will need to be completed before the Annexe can be signed off by building control.

Internet & Telephone Connection

Should you wish to install a direct internet connection to your Annexe our partnered electrician would be happy to quote for the inclusion of a data cable.

Air Conditioning Units

We work with a trusted contractor to supply and install an AC/heating unit, we can pass there details across to you to liase directly. Alternatively we can add an AC isolator, charged at £60, which is in preparation for an AC unit if you would prefer to install this at a later date.

Customise your Decking

Standard Timber Decking

Our hard-wearing standard timber decking has been tanalised to provide durability. This process involves the wood being pressure treated, forcing the treatment deep into the timber cells. This provides long term protection from rot, fungi and insect attack. With proper maintenance you can expect many years of use out of your timber decking. Pressure treated joists are suitable for both in & out of ground contact and interior & exterior applications.

Upgrade: Timber Yellow Balau Decking

Yellow Balau is a tropical hardwood that offers a unique colour range of golden yellow browns through to pale red browns, which sit beautifully within a natural environment. It is a tight-grained strong timber with an even texture, making it very hard-wearing and durable. Balau is often used in marine construction due to its natural water resistance and anti-slip properties. It also has a natural built-in resistance to fungal decay and insect attack. By looking after your Yellow Balau timber correctly, you can expect it to gradually weather to a silver-grey colour.

Standard Composite Decking

Composite decking creates a contemporary finish to your Garden Room. It is a high-quality, UV-resistant man-made product. It is produced from a combination of recycled hardwood fibres and polymers, along with bonding agents and colour tints. The bonding agent reinforces the wooden components, and the additives improve the decking’s weather resistance. Composite decking is moisture resistant and requires minimal maintenance. It highly durable, whilst being an environmentally conscious option. We offer our composite decking in either a dark charcoal grey or lighter stone-grey colourway.

Order Process & Payment Schedule

1. Discuss
initial requirements and receive preliminary quotation.
2. Free of charge site survey to discuss location of building & answer any construction questions you may have.
3. Detailed building plans sent for your approval.
4. LTB to complete groundscrew test, building control and structural calculations. Final revision is provided.
5. Groundworks commence.
6. Finalise internal design including kitchen, shower room and electrical plan. Building is plastered.
7. LTB to install the kitchen, shower room fittings and all agreed finishing touches.
8. Building control visit to sign off the works. LTB to sign off the building with customer.
Deposit payment (£1,500) starts planning application
2nd payment (30%) due upon council approval
3rd payment (30%) due prior to works commencing
4th payment (30%) due once building is plastered
Balance payment due upon sign-off of works
